Hereford Home Inspections and our partners, are professionally qualified to produce HIPs (Home Information Packs), EPCs (Energy, Performance, Certificates) and HCRs (Home Condition Reports).

What's in a Home Information Pack?

The Home Information Pack contains important information that buyers and sellers need to know. Home Information Packs including Energy Performance Certificates are now cumpulsary on all properties offered for sale. (Energy Performance Certificates are requied for all rental properties.)

Properties marketed for sale from 6th April 2009 in England and Wales will need a Home Information Pack in place prior to being marketed and inclue a new item "Property Information Questionaire" completed by the seller.

For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home.

For buyers, the Pack provides essential information about properties they are considering buying, free of charge.

What does a HIP contain?

Compulsory documents ('Required') - for example, the evidence of title that proves it's yours to sell.

Optional documents ('Authorised') - such as the Home Condition Report which gives buyers a clear idea of what work, if any, needs to be done to the property.

What HIPS Do For You

Home Information Packs were introduced to help speed up the sale of property, having the information available to a potential purchaser allowing them to make an informed decision before making an offer. The inclusion of the optional HCR, (Home Condition Report) allows not only the purchaser but the seller to gauge the condition of the property saving time consuming delays and possible offer withdrawals.
